Summary

Located at the very heart of the Isle of Dogs, less than 750m from One Canada Square, Citygroup, HSBC, Barclays and many other landmark Offices, Indescon Court Phase 2 embodies a vision of what constitutes modern, high density, urban living. At 31 storeys, the impressive form will accommodate 546 dwellings, a 108-bed hotel and leisure centre.

Reflecting the essence of Canary Wharf and central to the design is the inclusion of gently flowing waterways, creating a stunning visual link between the private gardens and the landscaped communal grounds.

Scope

Prefabricated, high-performance curtain wall with opening vents, highly insulated aluminium clad rainscreen panels, set to an irregular façade grid.
Steel and glass stick systems in the ground floor and entrance areas.

Fully glazed, triple-pane glazing units to feature façade areas.

Glazed entrance systems, with powered doors.
Brick-slip cladding mounted onto unitised curtain walling.

challenges

The design intent was to achieve an irregular facade grid which did not exhibit the typical continuous vertical and horizontal lines associated with a unitised facade. This was achieved by the use of differing facade panel sizes and configurations to create an asymmetric facade grid.

This presented the Site Installation Teams with numerous logistical challenges where attention to sequencing was critical.

Programme

Adherence to the programme was a critical requirement of this project. The desired construction programme was achieved by maximising the use of prefabrication across the entire project.

This approach is key to achieving consistent quality within an aggressive programme, and to ensure that safety of the site operatives remains at the top of the agenda.

Off-Site
Prefabrication

The building features numerous balconies which were manufactured off-site in China, and shipped as completed assemblies, and installed from the floor slabs. This reduces heat loss at the slab edge and significantly improves site installation times and interfaces, whilst maximising the quality associated with off-site fabrication
